Location:

The subject property is a commercial site located on the south west corner of Little Road and Corporate Way, in the New Port Richey area of Pasco County. The site is located in the Pasco Executive Center. A copy of the tax map is located on the following page.

 Size and Shape:

The site is estimated to be 61,200 square feet or 1.40 acres in size, based on the Pasco County tax rolls, however, this includes the right of way easement for Corporate Way. This easement encumbers the north 30 feet of Lot 10 and the north 25 feet of Lot 9. The site has approximately 147 feet of useable frontage on Little Road and approximately 342.5 feet of frontage on Corporate Way.  The site is rectangular in shape.

Topography and Drainage:

The topography is basically level at street grade. Site drainage appears adequate with drainage at the southern border of the site. As per the F.I.R.M. Community Panel Number 12023001950, dated 9/30/1992, the subject site is located in flood zone "X".  Insurance is not generally required for improved structures located within an “X” flood zone. A flood certification recommended to determine the subject's location in the flood plain. A copy of the flood map is on the following pages.

Utilities and Services:

All necessary utilities and services are available to the site. Water and sewer is by Pasco County, electrical service by Withlacoochee River Electric Coop. and telephone service by Verizon.  Cost of utilities and services is competitive with similar areas.

Easements, Encroachments, and Other Conditions:

No adverse easements or encroachments were observed or noted on the information provided. The right of way easement for Corporate Way encumbers the north 30 feet of Lot 10 and the north 25 feet of Lot 9.

Soil and Subsoil:

No soil analysis is available, however, given the existing improvement to surrounding properties, soil conditions would appear adequate for development.  In addition, no environmental analysis is available for the subject site. An environmental audit and soil tests are recommended.

Access and Visibility:

Access to the site will be by way of Corporate Way, which runs along the northern boundary of the site.  This is a two lane, asphalt paved, private road serving Pasco Executive Center. The site also fronts on Little Road, which is a 6 lane, asphalt paved arterial road, which runs along the east side of the site. Access and visibility are considered adequate for future development.

Zoning and Land Use:

The subject is zoned C-2 (General Commercial District) under the jurisdiction of Pasco County with an ROR (Residential, Office, Retail) land use.  This zoning is primarily reserved for general commercial development and is consistent with land use.

Relationship to Surrounding Properties and Use:

The subject is located Pasco Executive Center, in a steadily developing suburban area of west Pasco County. The site is bordered by a large vacant parcel to the south, a church to the north, and a Verizon service building to the west. Commercial properties are located along Little Road. The site is just south of the West Pasco Government Center. Surrounding properties are consistent with future commercial development.

Summary:

In summary, the subject is in a generally good commercial area, just south of the West Pasco Government Center. The site has good visibility on Little Road and good access by Corporate Way.  The site would appear to be suitable for a general commercial development.
